Summer & fall
Fraser River Trail
Paved, shared, and close. Bikes and walkers share the trail — posted 10 mph for riders. Garage the bikes at the condo, ride out, come back to the stacked washer.
Fall aspens, spruce, and a quiet path through the valley. This is everyday Fraser, not a resort village.

Bikes
Gravel, aspens, mountain views
Dirt and gravel paths open out to the same peaks you ski in winter. Trestle Bike Park at Winter Park Resort is the same 6-mile drive as a ski day when you want lift-access downhill.
Bring bikes. The garage holds them. The laundry handles the mud.
Winter
Ski Winter Park. Play in Fraser.
Winter Park Resort is 6 miles / about 7 minutes. The free town shuttle stops nearby — park in the garage and ride. Come back to the fireplace and in-unit laundry.
Colorado Adventure Park is a couple of minutes from the condo for tubing and a snow day that is not the ski hill. Downtown Fraser restaurants and breweries are a mile away.

The valley is the rest
Rocky Mountain National Park is about 40 minutes. Pole Creek Golf Club is about 7 miles. None of that is on this property. The condo is the basecamp — space, a garage, dogs, and a quieter Fraser street.
There is no community hot tub and no pool. If that is a deal breaker, this is not the listing.
