House Rules & Pets
Read this before you request dates. The condo is in a quiet Fraser neighborhood. We host dogs. We do not host parties.
Pets
- Up to 2 dogs. State the number on the request form (0, 1, or 2).
- Pet fee $100 per stay plus tax. Charged once per reservation, not per dog.
- No cats unless the owner approves. Ask in the message field. Do not assume yes.
- Dogs must not be left unattended if they bark. This is a residential building. If your dog barks when left alone, someone stays with them, or they come with you.
House rules
- No parties
- No events, no large gatherings, no extra guests beyond the 10 on the reservation. Neighbors live here year-round.
- No smoking
- No smoking of any kind in the condo, garage, or on the deck.
- Max 10 guests
- Adults + children cap at 10. Infants should be listed on the request so we can set up the pack-n-play / crib.
- Quiet hours
- Treat it like a home. Dogs that bark when left alone cannot be left alone.
- Self check-in
- Keyless entry. Exact address is sent after booking.
- Photo ID
- May be required at check-in, per the managed listing.
Access
Step-free entry to the main living area, and at least one bedroom and bathroom on the main level. Stairs are required to reach one bedroom suite. If stairs are a problem for anyone in the group, say so when you request dates.
Climate
Central heat, no air conditioning. Fraser sits at mountain elevation. Summer days can be warm; nights usually are not. There is no pool and no hot tub on this property.
Legal
Short-term rental. Exact address sent after booking. Owners live in Colorado and confirm dates against the managed Evolve calendar. This website does not connect to Airbnb, VRBO, Stripe, or a live calendar, and it does not accept instant booking.
