Fraser is the quieter, cheaper base. Winter Park Resort is 6 miles away — about 7 minutes by car, or on the free town shuttle that stops nearby. Downtown Fraser restaurants and breweries are a mile from the condo.

Winter Park Resort is 6 miles from the condo. You do not pay base-area prices to ski it. The free town shuttle runs nearby — park the car in the garage and ride.
Come back to a fireplace, a full kitchen, and in-unit laundry. Dry boots in the garage. The condo sleeps 10, so a full group actually fits.
There is no community hot tub and no pool. If that is a deal breaker, this is not the listing. What you get instead: space, parking, dogs, and a quieter Fraser street.

Summer
Trestle Bike Park, trails, Fraser
Trestle Bike Park sits at Winter Park Resort — same 6-mile drive as winter. The Fraser River Trail and the Arapaho and Roosevelt National Forests wrap the valley. Rocky Mountain National Park is about 40 minutes.
Garage the bikes. Run the washer. Cook on the deck. Fraser is a working mountain town, not a resort village.

Downtown Fraser, one mile
Restaurants, breweries, coffee, a grocery run, the library, and the train station. You are not stranded without a car — but having the garage still matters in shoulder season.
Colorado Adventure Park is a couple of minutes away. Pole Creek Golf Club is about 7 miles. None of that is on this property. The condo is the basecamp; the valley is the rest.
